Roof Restoration

A four-step process that turns a tired, lichen-stained roof back into something you can be proud of — and buys you another decade before replacement is on the table.

The four steps in detail

Restoration is not "wash the roof and slap on some paint". Done properly it takes three to five days and follows a fixed sequence:

  • Clean. High-pressure wash to strip moss, lichen and accumulated grime. Loose tiles are noted for replacement.
  • Repair. Cracked tiles swapped out, ridges and hips re-bedded with fresh mortar, valleys checked and resealed where needed.
  • Prime. A penetrating primer is rolled across the tile field — without this step, the topcoat will peel within two monsoon seasons.
  • Coat. Two coats of UV-stable, water-based membrane sealer in your chosen colour. We use products rated specifically for tropical roofs.

When restoration is the right call

If your roof is structurally sound but cosmetically tired — faded, blotchy, growing things — restoration is almost always the better economic call than replacement. Ballpark, restoration costs roughly a third of a full replacement and lasts 8 to 12 years.

If, however, the battens are rotten or you have leaks in multiple unrelated spots, restoration is putting lipstick on a problem. We will tell you straight which camp you fall into.

What it usually costs

Restoration pricing is square-metre based and typically runs RM 22 to RM 38 per sqft of roof area for Klang Valley homes, depending on tile condition, colour chosen and access difficulty. Detached double-storey homes usually fall between RM 12,000 and RM 28,000 all-in.

The warranty

Five years on workmanship and on the membrane coating bond. Manufacturer's product warranty on the coating itself is separate and usually runs 10 to 15 years.

Restoration FAQs

Common questions about restoration.

Will the colour fade in Malaysian sun?

Modern UV-stable coatings hold their colour for 8 to 12 years. They do dull slightly over that window, but in a uniform way — not the blotchy fade you see on un-coated tiles. We recommend lighter colours for west-facing roofs.

Can restoration fix leaks?

Restoration fixes leaks that are caused by porous tile surfaces, hairline cracks and minor ridge failure. It will not fix leaks caused by failed flashings, rotten battens or major valley problems — those need targeted repair work first.

Do I have to be home during restoration?

No. We work entirely on the exterior. You will hear the pressure washer for the first day and there will be some over-spray during coating, but daily life inside the house continues normally.

Can you restore metal roofs too?

Yes. Metal restoration follows a different process — degrease, scuff sand, rust-treat, prime, recoat — but the principle is the same. We will quote it specifically based on the sheet condition.
