Gutter Cleaning

The cheapest roof maintenance you will ever buy. Done twice a year, properly cleared gutters prevent leaks, fascia rot and the dreaded overflowing waterfall above the front door.

How a clean actually works

Most gutter cleaning around the Klang Valley is half a job. Someone runs a hose down the gutter, watches the muddy water disappear into the downpipe, and goes home. Two weeks later the downpipe is fully blocked.

Our process takes longer because it has to:

  • Hand clear. Every leaf, twig and bird's-nest fragment is removed by hand into a tarp.
  • Flush. The gutter is then water-flushed to confirm a clean fall to each downpipe.
  • Rod. Each downpipe is rodded from above and below to clear any plug at elbows or ground-level grates.
  • Inspect & reseal. Joints, end caps and brackets are checked. Any failed seals are renewed on the spot at no extra cost on the same visit.
  • Photo report. Before-and-after photos sent to you the same day.

When to schedule it

For most Malaysian homes, twice a year is the right cadence: once in September before the north-east monsoon, and once in April before the south-west monsoon. Homes with overhanging frangipani, mango or rain trees often need a third clean in between.

What it usually costs

Single-storey terrace: RM 280 to RM 380. Double-storey terrace: RM 420 to RM 580. Detached and corner-lot homes are quoted after a quick photo via WhatsApp. Annual maintenance plans with two visits a year run from RM 540.

The warranty

If a downpipe we have cleaned blocks within three months of our visit from causes other than fresh leaf-fall, we come back and clear it at no charge.

Quick answers before you book.

Do you install gutter guards?

Yes, where they make sense. Mesh guards work well under leafy trees. Fine-mesh "leaf-free" systems can be counter-productive in tropical rain — they trap fine sediment and reduce flow rate. We will recommend honestly based on what is above your roof.

Can you repair a sagging gutter at the same time?

Yes. Bracket renewal and re-pitching are common while we are on site. We will let you know what we find and quote on the spot before doing extra work.

How long does it take?

A typical terrace home takes one to two hours. A double-storey detached with multiple gutter runs takes two to four hours.

Do you need access to the property?

Most gutters are reached from the outside. We may need access to a side or rear garden for ladder placement — let us know in advance if there are dogs or locked gates.
