When people commission a formal inspection

  • Pre-purchase due diligence. Before signing on a house, knowing whether the roof has 15 years left or 18 months left can swing the negotiation by tens of thousands of ringgit.
  • Post-storm damage assessment. After a heavy squall, an independent report is often what your insurer asks for.
  • Insurance renewals. Some insurers require periodic condition reports for older properties.
  • Strata and joint management body audits. Particularly for shoplots and low-rise stratas where common-area roofs are not anyone's day-to-day priority.
  • Second opinion. When another contractor has quoted a full replacement and you would like an independent view before committing.

What the report includes

A typical Jarvisly inspection report runs eight to twelve pages and covers:

  • Overall roof structure and slope condition
  • Tile or sheet condition — by section, with severity ratings
  • Ridges, hips, valleys and flashings
  • Gutters, downpipes and discharge to ground
  • Roof-space ventilation and insulation observations
  • Signs of past water ingress visible from inside
  • Estimated remaining service life of major components
  • Prioritised list of recommended actions (immediate / 12 months / 3–5 years)
  • Indicative cost ranges for each recommendation

What it usually costs

Standard residential inspection in the Klang Valley: RM 480 flat. Larger detached homes and properties outside the Klang Valley: quoted after a brief phone conversation. Reports are delivered as a PDF within three working days of the site visit.

One promise about reports

An inspection report from us is independent. If your roof does not need work, we will say so in writing and you owe us nothing further. We do not bundle inspections with sales pressure.

What people ask before they book.

How long does the on-site work take?

Roughly two hours for a single-storey home, three to four hours for a larger double-storey or detached property. We need access to the roof exterior and to the roof cavity (loft) from inside.

Will insurers accept your report?

The major Malaysian insurers we have worked with — Allianz, Etiqa, AIA, MSIG — have accepted our reports for claim and renewal purposes. We can also format the report to a specific adjuster's template if requested.

Can the report be used in price negotiations?

Yes, that is one of the common uses. Pre-purchase reports come with indicative repair costings precisely so they can be cited during negotiation.

Do you push for follow-up work?

No. An inspection is a standalone service. If we recommend work, we will say so and price it transparently, but there is zero obligation to use us for the follow-up — and we would much rather you read the report and make your own call.
